Marketing Your Property

During our initial meeting, I will take a tour of your property from the “Buyers’ Standpoint”.  During my tour i will conduct a complete “staging” analysis to maximize attractiveness and provide instructions to help your house sell at a higher price

  2. I will provide and explain a “Real Estate Relationships Disclosure”

  3. Review Competitive Marketing Analysis to help set your Selling asking price.

  4. Explain any fees, along with commission splits between Listing and Selling brokers

  5. Review the benefits and drawbacks of using real estate lock box










I will quickly arrange a time for photos to be taken of your property and integrate those photos into a detailed Feature Sheet highlighting all of the important and distinctive details of your property.


The Internet has become one of the most popular methods of searching for property. Your property will be featured as a “Featured Property” on my website along with being listed on the Real Estate Agents Multiple Listing Service (MLS), to generate maximum exposure to potential buyers. 


I will hold an exclusive “Agent Only” open house (if required) for other real estate sales representatives to attend.  This is performed to allow other agents to come and view your property.  These Agents may currently have buyers in mind when attending and, as always, Agent “word of mouth” advertising is always an effective form of property advertising.


A public open house will also be held, on the earliest weekend after the initial listing date.  Open house dates will be posted on both my personal website, along with the MLS website, and will allow a timeframe for potential buyers to come view the property.  This is my opportunity to respond to any questions potential buyers may have


During the showing stage of the selling process, I am always available to you, and to Co-operating Brokerages, to answer any questions about the status of the sale, or any questions about the property.


During Offer presentations, I will represent YOU in offer negotiations, help you see the clear picture of offers being presented, and write counter-offers as necessary.


An after the successful completion of offer presentations, I will follow through and  provide access to property to inspectors, follow up with cooperating brokerages to ensure any conditional clauses have been waived or fulfilled.  I will forward necessary documents off for lawyers review, and review any closing statement with the Sellers.

TIP: Give proper consideration to the appeal of a tidy and organized house and begin removing or donating both the things that clutter your home and the things you don't want to move with you. Choose a drawer, shelf or storage bin, and begin streamlining, room-by-room, a little bit at a time.  You'll be happy to have less on moving day and your closets will look bigger to potential buyers.  Accept that potential buyers have different tastes. Consider basic staging techniques such as removing clutter; putting away personal items such as photos; cleaning and sanitizing inside; making your entrance way appealing; and eliminating pet and food odours; thus enhancing the illusion of space.
